West Lake Hills, Texas (Unnamed Copywriting)

West Lake Hills, Texas is one of the more valuable residential suburbs of Austin. Located in Travis County, it has a relatively modest history, and is moderately young, especially in comparison to some of the historically rich suburbs of the Austin area.

The town was incorporated in 1953, and was created as a small, family oriented suburb for the workers of the city. The city grew very slowly, and has continued its growth since at the same slow pace. In 1960, the population was approximately 700 people. By 1970, it had doubled to around 1400 people. It continued to grow at a similar pace ever since. In 1980, it had around 1900 residents, about 2500 in 2000, and a little more than 3100 in 2008.

What started as a humble residential area on the outskirts of Austin has changed into something quite different along the way, however. Whereas it was initially an area created for blue collar workers, it has now become one of the higher-end suburbs of the Austin area.

All of the average financial figures of the town are considerably higher than those of most of the other Austin suburbs, from median income, to per capita income, to median home price. The Median income in West Lake Hills is a little over $130,000 a year. The average for the rest of Texas is only little more than $47,000. The per capita average income for the town is slightly more than $66,000, almost $40,000 per year higher than the average per capita income of the rest of the state.

Unlike the rest of the nation, the average home price in West Lake Hills has not seen a rapid decline in the last few years. It seems as though the village, as a whole has been largely unaffected by the housing crisis and recession that has affected so many other Austin areas and suburbs. In 2000, the average home price in West Lake Hills was $300,400. By the last fiscal quarter, that price had risen to over $505,000. To put this in perspective, the average home price for the entire state of Texas is only $120,900.

The area continues to be a town that is in high demand, and the properties located within maintain a high level of desirability. It is not surprising to find multiple million dollar properties for sale in the town of West Lake Hills, however, the one trend that has been universal, even in this austere suburb, has been the decline in sales. There are two main factors to this phenomenon. First, once people have a home in the town, they typically do not want to leave, and second, as a recession hits, it becomes harder for new people to afford homes in the area.

For a town with such humble beginnings, West Lake Hills has elevated itself to a very desirable level of distinction.

Wells Creek, Texas (Unnamed Copywriting)

Wells Creek, Texas, a small suburb of Austin has a history that has been forgotten by most, but, especially in our time of modern patriotism, is one that should be brought back to the forefront. The small town was originally created as nothing less than a monument to a soldier of Texas, long before it was simply a suburb of Austin.

In the very early 19th century, a local Austin man by the name of Martin Wells was raising a family in the small town of Mina, now known as Bastrop. He had a wife and a son, Wayman. He was a proud member of local government, and upstanding member of the community. He and his family were happy.

But, within Texas, there was unrest. Colonists of the area desperately wanted independence from Mexico, and were slowly deciding that they were ready to fight for it. In the two year period of 1835 and 1836, two major events happened that would forever shape what was to later become Wells Creek. First, in 1835, Texas settlers made their decision and took arms against Mexico in a fight for their independence. Second, in 1836, Martin died of natural causes, leaving Wayman on his own as a man.

Shortly after his father’s death, Wayman joined the revolution, and was a fierce participant. He was a part of numerous battles throughout the war, but made his mark as a hero in the Battle of San Jacinto in April of 1836, when Texas won its freedom.

Because of his heroics in the battle, Waymon was awarded a land grant from Stephen F. Austin, the namesake of another Texas town, as well as one from the newly formed Republic of Texas. The land was approximately 1,170 acres nestled against a branch of Little Walnut Creek. Wayman and his new wife, Mary Emily, moved to the land and built a residence there.

The town of Austin grew up around them and Wayman became active in the politics and civic activities of the city. He became the Travis County Commissioner, and later, the trustee for the Austin Insane Asylum. He had a home at 912 W. 26th St., and remained living there until his death in 1878.

The branch of the creek was named in his honor as Wells Branch, and later, the whole of his original land that was granted to him in honor of his service to Texas was also named for him as the town of Wells Creek.

Taylor, Texas (Unnamed Copywriting)

Taylor, Texas is a town started by business, supported by business, and a town that created its own monumental Texas businesses afterward. The town was born solely by the Texas Land Company, the state’s largest company at the time, and went on to create the state’s first large savings and loan company.

In 1876, it was known to the Texas Land Company that the International-Great Northern Railroad was planning on building a new line through what would now be Taylor. In anticipation of the arrival of the railroad, the company split its land in the area into lots and auctioned them off.

The lots were largely bought by railroad executives, and they created a town. The town was named after a railroad executive named Edward Moses Taylor. Initially, it was named Taylorsville, but the name was shortened to Taylor when the town was officially incorporated in 1882.

Originally, the town was settled by Czechoslovakian and other Slavic immigrants, and later also attracted numerous immigrants from Germany and Austria. These immigrants found success when the railroad line was finally built through the town. It became a busy shipping point on the railroad for cattle, grain, and cotton.

The town grew very quickly, based on the success of its shipping business. By 1878, the town had over 1,000 residents, and over 32 businesses. It was a thriving frontier town, full of individual success. However, 20 of the local businesses were ruined in a fire that consumed the town in 1879. The future looked bleak for the town, until, in 1882, the Taylor, Bastrop and Houston Railroad brought a second railroad line through the town.

Having two separate railroad lines run through the town made it easy to rebuild, as there was now a need for not only a shipping industry in the town, but now also a need for a machine shop industry and a roundhouse to service both lines. The majority of the businesses that were destroyed in the fire were rebuilt by 1890, and the economy of the town was again thriving. The town opened the state’s first savings and loan to handle the economy of the bustling town.

Taylor remained an economic powerhouse throughout the end of the century and attracted such novel new business as an electric company, a cotton compress, and many different newspapers. It grew throughout the turn of the century, until larger neighboring towns, such as Austin began to eclipse it, and started to steal new businesses away from it. By the last census, the town had grown to a level of over 13,000 residents.

Sam Marcos, Texas (unnamed copywriting)

San Marcos, Texas can not only boast that is the oldest human settlement in Texas, but also that it is argued to be as old as the oldest human settlement in the northern hemisphere. This town, a substantial suburb of Austin, has been teeming with life for over 10,000 years.

Archaeologists have found proof of the existence of the Cloivis culture, a prehistoric Paleolithic Indian culture first appearing directly after the Ice Age, throughout the area of San Marcos. Among the archaeological sites found in the area has been proof of continued human habitation ever since.

In 1689, a group of Spaniards exploring the area reached the river at San Marcos after traveling for months from Mexico. Their journey had been a trying one, and upon reaching the river, they stopped for a much-needed break. The day that they happened to reach the river was April 25, also known as the feast day of St. Mark the Evangelist. For this reason, the Spaniards named the river the San Marcos.

The first modern village on the location was created in the year 1808 when a small group of Mexican farmers settled at the river crossing and built homes. The village was short-lived, however, as the farmers were continually plagued by flood and Indian attack. In 1812, the settlers abandoned the village.

The area remained vacant until 1846 when the first Anglo settlers inhabited it. A small town was created around the springs of the San Marcos River, and for the next two years it slowly grew. In mid-1848, the Texas Legislature created a new county, named Hayes. They designated San Marcos as the county seat, and set the borders of Hayes County so that San Marcos would be close to the center.

The town became a business center. It was active in milling, ginning, and was an active market for agricultural products. The river was later dammed, and the waterpower was used to create even more mills. The businesses were, in and of themselves, enough to continually attract new settlers to the area, but the added help that came from the addition of the International-Great Northern Railroad line to the city made the population grow at a very rapid pace.

A university was opened here in 1899, focusing on the education of new teachers. The university steadily grew and expanded its breadth. It has gone through a few different incarnations, but has continually grown. The university is still there, now known as Texas State University, and boasts a student body consisting of over 28,000 people.

During World War II, the city attracted men from many neighboring towns, due to its production jobs. Most of the businesses in the area were converted to help with the war effort, and as a result, job creation skyrocketed, and with it so did the town's population.

In the 1960s, two popular tourist attractions were opened in the city. Aquarena Springs and Wonder World caused tourism to become a major part of San Marcos' thriving economy. The population continued to grow throughout the 60s, and when neighboring Austin experienced a large population growth of its own, San Marcos started growing even faster as a result. Since the late 70s, the town has continued to see steady growth, and as of the last census, it could boast over 35,000 residents.

Round Rock, Texas (unnamed copywriting)

Round Rock, Texas, and inner ring suburb of Austin located in Travis County Texas, is a town on the rise. Like many other Austin suburbs, Round Rock benefited greatly from Austin's population explosion of the late 1970s. However, unlike the rest of the Austin suburbs, Round Rock used Austin's population explosion to create an even stronger one in their own town.

Round Rock has had a banner year. Its praises have been sung by numerous publications and its growth continues to increase. Last August, Round Rock was named as the seventh best small-town to live in of America. This would have given Round Rock more than enough cause for bragging within Texas, but compounding the victory was the fact that no other town in Texas even made the list.

The basis for this decision was the record numbers that Round Rock was showing. The average median income within the town was a towering $85,000, a considerably higher amount than the rest of Texas's average. Along with the high level of median income was an incredibly high level of new job growth. At just over a 45%, Round Rock's new job rate soared over the national average of only 18.8%.

Later, in July of 2009, Round Rock garnered more awards. It was in this month that CNN named the city the second fastest growing city in the nation. The city's rate of population growth, over 8 1/2%, can easily be witnessed by watching the historic trends in the census poll. In 2000, the town had a population of just under 80,000 people. However, by 2008, it already reached a level of population of over 150,000 people. However, it was not always this way.

Round Rock had humble beginnings. It was started as a small community on Brushy Creek in 1851. The location of the town was chosen because it was next to an area of the Creek that contained a large round rock in the middle of the creek that made fording the creek extremely easy. Because of its ease of crossing, this became one of the first destinations on the Chisholm Trail, and as a result brought in numerous settlers.

The town grew into a frontier town and had its share of "Wild West" stories, but the best known is that of train robber Sam Bass. It was in the town of Round Rock that Bass was eventually hunted down and avoided capture with the epic gunfight known as "the Sam Bass Shoot out". The shoot out is still remembered, and is in fact reenacted annually in Round Rock's downtown area.

Rollingwood, Texas (unnamed copywriting)

Rollingwood, Texas, located a few miles south of Austin, Texas in Travis County, is a relatively new town to Texas, and as such, is a town full of residents with pride for their community. This Austin suburb was only recently created, and has taken pride in the fact that it has always maintained its own municipal services. It is a town full of civic responsibility and great passion for government.

Rollingwood was founded in 1955 by George B. Hatley. At least founded the town and proceeded to develop the area, creating the whole community himself. Small idyllic community that he created slowly brought in new residents. By 1965, the town was incorporated and had a population of almost 400 people. The residents decided on a mayor-council form of government, and from the very beginning have been known to be very impassioned on all the works and acts of the government.

By 1970, this impassioned viewpoint of their city had attracted enough new residents to nearly double their population to almost 800 people. From the beginning, the municipality strove to be independent of the larger cities around them, specifically Austin. As for this reason that from the outset, Rollingwood maintained its own police and fire departments.

Rollingwood continue to grow at a steady pace. In 1980 there were approximately 1100 residents. By 1990, there were almost 1300 residents. In this number had grown again by the year 2002 to a level of almost 1400 residents.

The civic pride and close proximity to Austin have always made at Rollingwood a popular and expensive place for real estate. It is for this reason that Rollingwood, possibly more than any other Austin suburb, has resisted the effects of the recent housing crisis and recession. In fact, Rollingwood has not only resisted housing value decline, it is actually continued to increase, in terms of housing value, up to the level that it currently is.

While the average home price throughout Texas is only $120,000, the average home price in Rollingwood is nearly $450,000. In the year 2000, however, the average home price in Rollingwood was only approximately $250,000. The level of increase that Rollingwood is shown in its average home price throughout the recession is unmatched by any of the other Austin area suburbs. It is for this reason that Rollingwood typically has less home sales and other Austin suburbs, and in that area is desirable enough that most residents do not want to leave.

Pflugerville, Texas (unnamed copywriting)

Pflugerville, Texas, a suburb of Austin, located in Travis and Williamson counties was founded in the 1800s. It went through periods of growth, rapid decline, and finally resurgence. It successfully fought annexation from Austin and is now its own municipality and suburb.

The namesake of the town, Henry Pflueger, Senior, was a German immigrant and one-time wealthy farmer. However, while still in Germany, Pflueger lost his fortune and found financial ruin. The Prussian War caused all of Pflueger's land to be taken from him. Pflueger fled Germany and emigrated to the Texas area. With his final $1600 he purchased 160 acres of land 2 miles east of Austin. He and his family stayed on this land for a few years and in 1849 he traded the land for larger plot about 5 miles east of what is now Pflugerville. They are, he and his family built a five room log cabin and started farming.

It was not until after the Civil War that Pflugerville would start to find settlers. Another family, headed by William Bohls, followed the Pfluegers and built a house on the neighboring property. The Bohls family opened a general store and a post office in their home, and named a post office after Pflueger. Shortly thereafter, a Lutheran church and a small community school or opened, and residents started pouring in.

In 1904, the Missouri-Kansas-Texas Railroad completed a line between Austin and Georgetown. This line ran just outside of Pflugerville, as a result over the next two decades, the population of Pflugerville doubled from 250 to 500. During this time, Pflugerville built a thriving Main Street, despite the fact that most residents did the majority of their business and shopping in the town of Round Rock, located 8 miles to the northwest.

The railroad attracted a lot of businesses to the area, which in turn attracted a lot more settlers. The first business to land in the area was a steam powered cotton gin, which attracted cotton farmers from around the county. Later an ice factory was built beside the cotton gin, in 1913, a movie theater was built in the town, the Skye Dome Theatre. The theater played silent movies, accompanied by a piano player.

The depression and later, World War II, caused a sharp decline in population in Pflugerville, as many left for bigger cities in the attempt to find work. After World War II, the population fell back to a level of only 250 people. It was not until the 1960s that Pflugerville would find its resurgence. In 1965 the town was incorporated, and had a population of 750 people. This number would slowly grow until the population boom felt in Austin in the 70s had its effect here as well. Since then, Pflugerville has thrived as a suburb of Austin, and by 2000, its population had skyrocketed to over 11,000 people.

Lockhart, Texas (unnamed copywriting)

Lockhart, Texas, the county seat of Caldwell County, had humble beginnings, but has grown to be a respectable community and the home of County government in Caldwell. Started by the first Anglo man to set foot in what is now called the county, Lockhart started as a small farming town, and became a center of activity in the newly formed County.

In the early 1800s, a man named Green Dewitt was tasked with setting up county boundaries throughout Texas. This was not a task that could be done alone, and in multiple assistants. One of these assistants was a man named Byrd Lockhart. In his surveying work, Lockhart ended up being the first to set foot in what would now become Caldwell County.

Lockhart took it upon himself to create the roadways and trails that would connect this area to the rest of inhabited Texas. Using his own money in his own means, Lockhart said up method of travel between the larger cities in his own plot of land. Other settlers came to the area, and as a result a small community was started. Originally, this community was named after Lockhart and was on the outskirts of Gonzales County.

Throughout its early life, however, residents were dismayed by the quality of roads connecting Lockhart to the county seat of Gonzales, and more importantly, dismayed by the distance to get there. As a result, they made the decision to create a new county, and to place their town as the center of the county and the new county seat.

The new county was named after Capt. Matthew Caldwell. Caldwell was a scout for the Texas Rangers, an adept and skilled fighter. His individual band of Rangers would fight in the Battle of Plum Creek, and later go on to fight against Mexico in the fight to grant Texas its own Republic. He was considered a local hero, which is why they named the county in his honor.

Eventually, the droughts of the late 1800s made agriculture here quite difficult. Growing and cultivating corn and other agrarian crops became next to impossible within Caldwell County. However the one plant that had no problem growing, grass, made the county excellent land for raising and driving cattle. Because of this that Lockhart's first major cattle drive was long what would become to be known the Chisholm Trail. Due to his excess on this cattle drive, and great grazing land of Caldwell County, Lockhart would become a major stopping point on the Chisholm Trail.

In the 1920s, Lockhart had a taste of oil, as so many other small Texas towns did, and found a small level of success in the oil business. There are enough shallow oilfields in the area, and were the time, but smaller but successful oil wells were formed and are still actively pumping today.

computer financing (unnamed copywriting)

Having bad credit makes living life a lot more difficult. A lot of loans become impossible to obtain, and even more carry with them credit terms designed solely to make you fail. It is easy to assume that there are no available options for financing that are worth even looking at. However, in the world of computer finance, this is not necessarily the case.

It is pretty common knowledge that the lending world overall has tightened up due to the recession and loan crisis. A lot of financing options that were once particularly easy to obtain are no longer even available products. A lot of consumer products that were once sold solely through personal finance have had to find different means of selling their product, due to the fact that banks are no longer lending in their field.

In a lot of these cases, predatory lenders have stepped in to fill the gap that was left behind by banks now afraid to lend in higher risk markets. A great sample of this is the industry of furniture financing. Where was once quite easy to obtain a loan on new living room furniture, regardless of credit score, most of the major banks have now pulled out of this market, leaving only banks designed to target bad credit borrowers left to fill the gap.

However, there are certain areas that have been largely unaffected by this phenomenon. These are typically areas of finance or banking products that are being financed by the same companies that produce them. One example of this is automobile finance. The auto companies realize that they need as many buyers as they can get, and in order to get them they are going to need to help people with less than perfect credit obtain financing.

Another example of an industry utilizing this approach is the computer industry. A computer is a luxury item, however is an item and 90% of Americans own. The problem here is that in a down economy like the one we are in now, people simply cannot afford to purchase luxury items using disposable income. In order for the computer industry to maintain a level of sales that can ensure continued profit, computer financing must be brought into the picture, and computer companies have been aware of this since day one.

Because of this fact, computer financing for bad credit is nowhere near as bad a situation as other types of bad credit financing are. For instance, it is not atypical to gain approval to finance computers, even with bad credit, and still have an interest rate below 10%, whereas it is completely unlikely that someone with bad credit will be approved for a new credit card with an interest-rate even below 15%.

Unlike some other areas of major purchase, it is likely that it will not be necessary for someone with bad credit to go through the steps of repairing your credit prior to seeking approval for new computer finance. In all likelihood, the difference between a 580 credit score and a 700 credit score will only be a matter of dollars on a monthly payment as opposed to a question of hundreds of dollars. More than likely it would cost more to go through credit repair than would be saved throughout the life of the loan on the new computer by having a better score.

There are many different financing options if you're looking to purchase a new computer, and many different places to look, but the best place to start well always be with the actual manufacturer of the computer itself. Most companies producing computers are also offering numerous different financing options for all borrowers, including those with bad credit.

Having said that, as with any form of financing, is never a wise idea to only look at one place. Before accepting any financing terms, whether before computer, automobile, mortgage, or credit card, it is imperative that you look to the competition, in order to ensure that you are getting the best rate available. Any good search for a new computer loan should not take you to only one place.

First, you need to check with the manufacturer themselves. Once you have an approval from them and know what interest rate you will be receiving, you need to move to the next step. Head to your local bank and set up appointment with a personal banker. Go through a loan application with them and see what kind of offer they have. Once you have obtained a quote from them, it is time to head online and see what options are available to you there.

It is important when you are searching the Internet for computer financing to be diligent. This can be the most overwhelming part of the search for the best financing, but in all likelihood, it will also be the part that bears the most fruit. It is important that you check as many vendors as possible and find out what kind of rate is going to be available for you.

One thing to keep in mind during this interest-rate search is that you are going to need to take steps to protect your credit. When you have your credit pulled for the purpose of obtaining a new loan, the credit bureaus consider this an "inquiry". Different types of inquiries affect your credit in different ways, but for all intents and purposes, it can be said that each and every new credit pool will slightly lower your overall credit score.

The way to avoid this rapid drop of credit scores due to surging for buyable computer financing is to obtain a copy of your credit report prior to attempting to get approved in the first place. When applying for credit at all of these places, as a first simply for rate quote based on the credit report that you provide. This will actually fulfilled to different goals. First, you will be obtaining interest rate quotes from numerous different competitors, and second, you will be able to weed out any lenders that you would not want to work with anyway by refusing to work with any lenders that will not give you a quote used on your credit report.

Just because you have bad credit does not mean you cannot have access to the best computers out there. Computer financing, unlike other forms of modern finance, has largely been affected by the recession and lending crisis. As long as you're willing to put in the work, you will see that a good computer lending option is out there for financing.

Selecting Solar Panels For Your Home (Unnamed Copywriting)

If you are like most Americans, you are likely feeling the crunch of the current recession. It is probable that you are looking for viable alternatives that can help you lower your overall monthly costs. You have many options in terms of finding alternatives for monthly utilities, one of the best available is installing solar panels on your home. However, selecting solar panels for your home can be a bit tricky unless you know what to look for.

The most important things to keep in mind are the amount of energy you plan on using, cost of your panels, the durability of your panels, and the available roof space you have. If you take these own accord finding the right home solar panels will be no problem at all.

In order make an educated decision, you need to find out first how much energy you are currently using on a monthly basis. Once you have determine this, you have a good starting point for your search. There are many different varieties of solar panels, ranging from small ones, producing little energy all the way to massive solar panels for home that produce enough electricity to power your whole house.

You also need to consider here how much you are willing to spend on this project. Keep in mind that no matter what you spend it will be well spent, and that you're going to be setting yourself up to lower your overall costs for each dollar you spend on a panel. But it is still important to determine your budget before you start shopping.

When shopping for cost, it will be tempting to take a less durable panel that produces larger amounts of electricity, due to its cheaper price. However, this will always be the wrong way to look at the problem. These cheaper models will end up costing you more in the long run, due to the fact that solar panels spend their entire lives exposed to the weather. It is more important to get a durable panel that produces less electricity than it is to save money on a larger cheap one.

Finally, it is important to understand how much actual space you have available for panels. Nothing can be more frustrating than setting up the perfect system in your mind, purchasing the components, taking them home, and finding out that they don't fit in your available space. It may seem like common sense, but make sure you measure before you shop.

Selecting solar panels for your home, while first and overwhelming task, does not necessarily have to be so. As long as you know how to prepare, you will be able to go into the search for a solar panel armed with the correct knowledge base, making your decision an easy one.

Leander, Texas (Unnamed Copywriting)

Leander, Texas, sister city to Cedar Park, Texas, and shares much of the violent history that Cedar Park is known for. If not for the 10,000 year old skeleton found in Leander, the violent massacre that took place here in 1839, would most likely still be its only claim to fame.

Leander and Cedar Park are both located in areas ideal for life. Nestled into the rushing creek, these areas have supported life for what is now known to be over 10,000 years. From Neanderthals all the way to Native Americans on up to modern man, Leander has been a cradle of life since before history.

The modern town of Leander was created in a bloody way, however. In 1839, on the side of what is now Leander, Texas, the Webster Massacre, also known as the Brushy Creek Massacre, occurred. The Webster family, a family of settlers, attempted to flee a band of violent Indians. Their flight only made it to what is now Leander where they were brutally murdered.

The spot of the massacre was always remembered, and a year later in 1840, a fort was built in the location for the protection of the remaining settlers of the area. This eventually grew into the area in town known as Baghdad.

By 1881, Baghdad was a thriving town. It had numerous stores and scores of residents. When the Austin and Northwest Railroad decided to build a line through Baghdad, however, the residents opposed it. This turned out to be a poor decision on the part of Baghdad. The railroad simply bought land directly outside of the city limits and built its line through that land. In 1884, a completed the line, and to celebrate, opened a new town on the border of Baghdad. The town was named after a local railroad executive, Leander "Catfish" Brown.

It did not take long for the new town of Leander to fully eclipse its neighbor to the west, Baghdad. Within one decade Baghdad no longer existed, and Leander was a fast-growing community. The power of the railroad line to bring new residents was a factor that Baghdad simply could not compete with.

Linda has continued to grow and is now a thriving inner ring suburb of Austin. What started as a simple log cabin has now become a thriving community with more than 25,000 residents. Leander and neighboring Cedar Park are two of the most visited Austin suburbs that there are.

Lakeway, Texas (unnamed copywriting)

The small, beachfront community of Lakeway, Texas is an interesting city, a success story all its own. What started as a simple beachfront resort on Lake Travis has slowly become more than just a small community, but an actual functioning municipality based on the ideals of small town living and beachfront relaxation.

The small community started out as nothing more than the small beachfront resort. Opened in 1962, the Lakeway resort and spa hotel was intended to simply be another stop on the beach of Lake Travis. However, the level of detail put into conjunction of the resort made a very popular destination, and very quickly the surrounding land plots were split up and began to be sold. Initially, these plots were sold to Austin residents, and for the most part the homes that were built on these plots were all second homes and vacation properties.

The beauty of the area proved to be too much temptation for the owners of these properties, however. Slowly, the owners of the home started staying longer and longer, and eventually what started as a beachfront resort turned into a small beachfront community. The community slowly grew, and became a popular destination for Austin residents.

When Austin saw its great population explosion of the 1970s, Lakeway benefited greatly. During this time population growth started in the city, and has continued ever since. What started as a simple hotel and resort has now become a municipality with over 8000 residents. The town has its own governing body ran from City Hall, as well as a 200,000 square-foot medical facility, the Lakeway Regional Medical Center.

Like many other Austin-area suburbs, Lakeway has been largely unaffected by the housing crisis. As opposed to some other area suburbs, the popularity of the town has caused Lakeway to have an extremely high median home price. Prior to the housing crisis, values in the area rose to an average level of $315,000. The average price help strong throughout 2006 and 2007, but did see a slight fall in 2008 and 2009. The average home price dipped and found its bottom in late 2009, around the $285,000 range. In the last quarter of 2009, Lakeway has started to see its prices increase again, and now the average home price is back around $295,000.

Despite the dip in home prices, Lakeway has continued to perform well in terms of number of homes sold. There has been little decrease in number of units transferred throughout the entirety of the recession.

Lago Vista, Texas (Unnamed Copywriting)

For Austin residents looking for a quick day trip to an idyllic setting, there is really no better option in Travis County than the town of Lago Vista. Located just 19 miles northwest of Austin, this small town of 5573 people sits on the shores of Lake Travis, and is home to numerous different types of leisurely activities.

The town itself offers some of the best landscapes that Central Texas has to offer. Sitting on the shore of Lake Travis, a town offers many different ways to enjoy the water. From boating to swimming and sailing, a wide range of a aquatic activity can be enjoyed in this quaint small-town.

Lago Vista, named in Spanish for "lake view", also offers beautiful natural settings outside the aquatic realm. Hundreds of square miles worth of bike paths and hiking trails crisscross the Lago Vista countryside. Hiking enthusiasts and mountain biking fans alike are able to take advantage of these trails with just a short 20 minute car ride from Austin itself.

Along with the beauty of the Lago Vista countryside itself, residents and visitors also have the opportunity to take a vantage of the Balcones Canyonlands National Wildlife Refuge, as Lago Vista is the gateway to the refuge. This refuge is an ideal spot for bird watchers and hikers alike. It was opened in 1992 and sits on 46,000 acres of land. Its original purpose was to protect the endangered Black-capped Vireo and the Golden-cheeked Warbler, but due to the land's inherent beauty, the refuge has become a popular tourist attraction and hiking locale.

Due to the scenic nature and inherent beauty of the area, Lago Vista saw huge spikes in property value, starting in the late 1990s and lasting all the way until the recent housing crash. Unlike most of the other neighboring Austin suburbs, Lago Vista has seen quite a hit to its housing market in the last year.

The average home price in Lago Vista shot up over 30% from early 1990 until 2006. Values of homes in this time rose to the average price of $191,000. However, within the last 12 months the town has seen its value drop at an alarming rate. The average home price, which was still at $191,000 in January of 09, has since dropped to the price of $131,000 in September of 09. However since September the average home price has increased back to $140,000 mark, and it looks as though this town has seen the worst that it will.

Kyle, Texas (unnamed copywriting)

Kyle, Texas, a small suburb of Austin, has a surprising amount of notable historical figures claiming it as their home. Despite being a town with only 5314 residents as of the last census count, Kyle can boast a Rhodes scholar, a professional baseball player, an international ambassador, and a Pulitzer prize-winning author.

The small town of Kyle was formed originally as a stopping off point for the International-Great Northern Railroad line. Its proximity to the line made it an ideal spot to start a small general store in town. In 1881 Capt. Fergus Kyle founded the small community. The town was named after him, and he later became a state legislator.

In the early 1900s, a local author, Katherine Anne Porter, began her writing career. She jumped from field to field throughout her career, acting as a journalist, short story writer, and eventually an activist, but is best known for her collection of short stories, The Collected Stories, which he wrote in 1966, and which would later go on to win the Pulitzer Prize.

C. C. "Tex" Hughson, another area resident, started his baseball career in the small town of Kyle, Texas, playing for the high school team. He showed great talent baseball, specifically pitching. Hughson would later go on to pitch in the major leagues for the Boston Red Sox.

The small town is home to many other local celebrities, some of which even branch outside of the sphere of its influence. Terrell Sledge, the US ambassador called Kyle his home, and the composer Fitzhugh Andrews was also a resident.

The town is proud of its heritage of notable figures, especially of Porter. Her former home has been converted to a writer' s retreat, and can be visited at any time and used by writers with appointment.

Another notable fact about the history of Kyle, Texas is one of their progressive nature. In early 1940s, when the rest of the nation was strictly adhering to the divide between men and women, Kyle not only had an all woman government, but was the only city in the state to have one.

Like most of Austin's surrounding suburbs, Kyle has been largely unaffected by the economic decline in housing crisis. Unlike the majority of the rest of the country, during this past recession, Kyle has actually seen an increase in housing values. For the majority of the years 2007 and 2008, the average home price in Kyle solidly hovered around the $135,000 mark. However, the last quarter of 2009, the average home price actually increased to the $165,000 mark.

walnut hardwood floor (unnamed copywriting)

Unlike other forms of hardwood flooring, walnut wood flooring can instantly change the entire look and feel of any room. Cheap laminate floors and plain wood hardwood floors are inexpensive options to change your flooring, however they will not have the "wow" effect that walnut hardwood flooring will have.

One of the recent trends in designing interior rooms has been to pick hardwood flooring as the flooring choice. There's no arguing that these floors have a much better overall affect on the altogether look of the room, but that is not to say that all hardwood flooring options will look the same.

A lot of manufacturers are betting on the fact that you will just assume that any hardwood floor is as good as the next, but the discerning customer will know that in order to properly complete a room the best material must be used.

Modern would've flooring options range anywhere between very cheap laminate pine flooring and incredibly expensive full hardwood floors like mahogany and Chestnut. To do it right, it is not necessary to choose one of these top-of-the-line woods, it is more likely that you will have a better look in the room if you decide on walnut instead. You also have the added benefit of not having to pay exorbitant price that comes along with these overpriced woods.

Find the best mix of value and quality research does not need to take much time. Simply turning to the world of walnut hardwood flooring will solve all of your flooring needs.

walnut laminate floor full article (unnamed copyrighting)

Choosing the right flooring can be a difficult task. In this modern age of advanced building material technology, line between laminate flooring and hardwood floors becomes a little more blurred. Especially when dealing with walnut wood flooring, the decision between going with a laminate or classic hardwood becomes a tough choice. In order to make the right decision, you are going to need to look at a few factors.

What kind of home are you putting the flooring in?

Before you move to the area of your decision regarding the actual flooring, is important to get a good understanding of what the actual project entails. There are many different reasons to renovate a room, and the right flooring choice is not the same for each reason.

If you are renovating a home for the purpose of rehabbing, flipping, or just renting out, your goal should be different than if you are rehabbing a home that you plan on living in. As opposed to a house that you live in, and investment property rehab should have the number one goal of keeping costs as low as possible, without sacrificing overall quality.

It is important, however, to have a good idea of what level of home your investment property is. If your potential rehabbing a high-end home, or department in a high-end area of town, you may need to concern yourself less with the price and more with the finished product. If you are preparing to rehab a starter home or possibly an apartment for a younger renter, it is probably more important that you make your choices based on price.

If you are rehabbing a home that you live in, but still shouldn't dictate in and of itself whether or not you are focused on price. If this is your first home, there's a high likelihood that you will not live here for the rest of your life. In a scenario such as this, it doesn't make sense to buy top-of-the-line materials that are designed to last for 30 years, due to the fact that you probably won't live there for more than five.

If you are redoing flooring at home that you plan on staying at for the rest of your life, however, your goal should be a little different. In this scenario, the number one concern should be the overall quality of the product you pick. Walnut wood flooring is likely your best bet here.

Which route should you choose now that you know what type of home you are putting it in?

A walnut floor is a beautiful thing. Regardless of whether you go with laminate flooring or hardwood flooring, the end result is going to be a marvel either way. The differences between the two types of walnut wood flooring are not going to come into play until later down the line.

Walnut hardwood flooring, upon very close inspection, we'll look more professional than walnut laminate flooring will. However to the untrained eye, there will be no discernible difference, at least at first.

The major difference between these two products is going to come as the years passed by. Going with a walnut hardwood floor will give you a flooring surface that with minimal care will last for decades, and more importantly, can easily be repaired should it fall to a level of disrepair.

Laminate flooring, on the other hand, will look great. However, as each passing month goes by, the floor will begin to lose more and more of its luster. The problem is that the thin laminate will only be able to allow for a few sandings before there is no one left to stand at all.

If you correctly assess the needs of your rehab project, choosing the correct walnut flooring option will become a considerably easier decision to make.

Walnut laminate floors (unnamed copywriting)

When renovating a home, the choice between actual hardwood floors and hardwood laminate floors can sometimes be a difficult one. Especially in the past, prior to the technological advances that laminate flooring industry has seen, a large sacrifice had to be made a matter which choice you made. Choosing a hardwood install meant that you could expect to pay considerably more than with laminate flooring. Choosing Walnut laminate floors meant that you were going to pay considerably less, however you were going to end up with a flooring option that looked nothing like real wood.

However, this decision is not nearly as difficult as it once was. Laminate flooring have evolved to a level never seen in the past. Unlike the laminate floors of the past it is practically impossible to distinguish between the difference between modern laminate floors and traditional hardwood flooring. The most economical and best visual choice will almost always be a Walnut laminate floor.

Black Walnut laminate floors (unnamed copyrighting)

Unlike other laminate flooring options, Black Walnut laminate flooring is one of your best choices for redoing the look and feel a living area. Installing Black Walnut laminate flooring is one of the easiest tasks you can do while renovating your home, and yet will have one of the most profound effects on the final look of your house.

Unlike more expensive, non-laminate, hardwood floors, Black Walnut laminate flooring is not only affordable option for flooring, but is also an extremely easy install. However, the most notable feature of this flooring option is the fact that once completed, nothing short of a professionally trained eye will be able to have any idea that this beautiful floor is actually a laminate. The technology involved with making laminate floors in today's age makes them a product practically indistinguishable from actual hardwood floors.

Black walnut flooring (unnamed copyrighting)

If you've made the decision to renovate your home, there are two ways to go about doing this. The first way is by cutting every corner they can and keeping your prices as low as possible. The second way, and arguably the best way, is to do your research and buy the highest quality product that you can, giving your house a much better look and feel. Nowhere is this more evident than in the choice for the proper flooring and this ezine is intended to convince you of the benefits of choosing high-quality wood.

It is sometimes tempting to take the easy road when redoing flooring and go for cheap laminate snap together what panels. There are some serious benefits to this choice. First of all, it initially looks great, and unlike higher-end materials like black walnut floors, is a breeze to install. If you are fixing up a home that you have no intention of staying in for more than a couple of years, this probably is the best bet for you. However if your intention is to create a wood floor that borders on being a work of art in a home and you care about and plan on staying in for some time, laminate flooring is always going to be a bad idea.

Black walnut flooring, on the other hand, is a material that you can install and know with confidence that you've made the right decision. It is true that the process of installing this flooring will be considerably more difficult than installing laminate floors, but that increasing difficulty will definitely show in that your floors will be considerably more beautiful and will last much, much longer.

Jollyville, Texas (unnamed copywriting)

Jollyville, Texas sits on the border of Williamson and Travis counties. This small Austin suburb had a humble beginning, and maintained its status as a very small community for the majority of its life.

Initially, the town was founded by a man named Henry Rhodes after he obtained from the Republic of Texas in 1841 a land-grant for 1000 acres. He created the town as a small settlement with no name, and as a result it ended up being named after a later inhabitant. In 1866 a man named John Grady Jolly and his wife Isabel purchased 160 acres from Henry Rhodes and open a small blacksmith shop and general store. They lived a life here, and later in their life donated their land to the community for school and a graveyard. The couple were buried there and remained there to this day. The town, Jollyville, was named in their honor.

Jollyville itself remained a very small community all the way until the 1970s. In fact, in the 1960s the census revealed that there were no more than 20 families living there. However, like so many other small communities in Williamson County, Jollyville was greatly affected by the rapid growth of neighboring Austin. By the 1970s Austin had grown so large that Jollyville had actually become a suburb of the city and began its rapid growth. By the most recent census count, the city had grown to a population of almost 16,000 people.

At most areas of Austin, the quaint community of Jollyville has enjoyed a steady level of home prices and median income. Unlike the rest of the nation, Austin and the surrounding communities have been largely unaffected by the housing crisis and the recession. However, Jollyville has seen a slightly larger decrease than most of Austin's other suburbs. This is mainly due to the fact that there are not many sales in the Jollyville area

However, compared to the rest of the nation, Jollyville has still performed much better. Last year, median income for a household in Jollyville was $66,000, roughly $20,000 higher than national average. The median home price is $185,000, roughly $40,000 higher than that of the rest of the nation. Unlike some of the more trendy areas of Austin and its surrounding suburbs, Jollyville does not have a high level of home transfers. Most homes in the area and be known by the same people who own them for many number of years.

Georgetown, Texas (unnamed copywriting)

Georgetown, Texas, the county seat of Williamson County, once solely a farming community, is now a lively destination for tourists and students alike. Initially a settlement for Swedish pioneers, the town has seen steady growth since its inception.

For some was founded in 1848 nestled in the fork of the San Gabriel River. Swedish pioneers initially settled the area due to the fact that land prices were considerably cheaper than some surrounding areas, and also due to the fact that the land was particularly fertile. From its inception, Georgetown lived most of its life as an agrarian community, and only recently started to fall away from the farming lifestyle.

The town was named after George Washington Glasscock, a prolific businessman from Kentucky who had lived in many different places, from St. Louis to Illinois to Texas. In 1846 he donated 172 acres of land for the purpose of starting the town, and as a result the town was named in his honor.

In 1873, the University was founded in the town of Georgetown. Southwestern University, the oldest school in Texas, it's still there and has a storied history all its own. This University, coupled with the advent of the Austin and Northwestern Railroad, brought a steady influx of new residents to the area. This pattern continued steadily all the way through the city's history.

Agriculture, specifically cotton, was a driving factor of population growth in the town until sometime around the 1950s when the general makeup of the city began to change. As Austin continued to grow larger and quicker, the effect of that growth was felt by many neighboring communities. By the 1960s, the main form of growth within Georgetown was no longer one based on railroads and neck or culture, but was instead one based on influx of residential and commercial properties.

In 1963, while building an interstate, a large cave was discovered, the first in the area. Inner space cavern, as it was to be known, was a massive cave structure that prior to this point was completely on discovered. Large portions of the cave structure remain unexplored, and for this reason, the cave has become a very popular tourist destination. The cave opened for tourists in 1966, and has remained active ever since. Visitors are loaded into a cable car that descends into the cave and are able to tour over a mile of the cave's structure.

As of last census, the area could boast approximately 30,000 residents. Thanks to the attraction of the College and the cave, the area has been relatively untouched by the recession affecting the rest of the nation. Home prices have remained steady, as has the median income of the area.

Cedar Park, Texas (unnamed copywriting)

Cedar Park, Texas, and inner ring suburb of Austin, is not only one of the first towns of Williamson County, it is one of the oldest settlements of Texas as a whole. In fact, due to its location on the water of Brushy Creek, it has been found in an archaeological dig that they are our remnants of many different settlements on the location, dating back to almost 5000 BC.

Cedar Park as we know it today was initially founded as a fort for the Texas Rangers in 1836. This fort is widely believed to be the first building ever constructed in Williamson County. The Rangers, however, will only occupied the fort for two months before they were called away to Bastrop to help settlers escape from Indian attacks. When Rangers returned in 1837, they found that the fort had been burned to the ground, and they were forced to rebuild. Two years later, a few miles north, one of the worst massacres in Texas history, the Webster party massacre, occurred. This massacre was enough to scare off potential settlers for the next 10 years, and as a result the area was slow to grow.

After enough time passed, the massacre was forgotten and settlers started to trickle in. The area remains sparsely populated until the 1870s, when the area became well known for its cattle industry. One of the first Parents of the area was named George Washington Cluck, the man who later would found the town of Cedar Park.

In 1871, Cluck and his family completed a massive cattle drive to Abilene, despite constant attack from Indians and rustlers. Upon their successful return, the family purchased 320 acres of land on the Creek, and began to build a much larger log home. Other families came and began to populate the area around his home, and this was the beginning of what is now Cedar Park. Initially, the residents decided on the name Running Brushy for their settlement and it remained the name until 1882 when it was changed to Bruggerhoff. At this point the Austin Northwest railroad purchased some land from Cluck, and establish a station here.

This railroad station is what would cause the small community to boom into a thriving city. Around this time residents started to complain about the name of their town, saying it was too hard to pronounce and too hard to spell. Upon urging from the residence, Cluck changed the name to Cedar Park and opened a one acre walking park directly across from the station. This park was a radio or destination for residents of Austin to take day trips and enjoy the beauty.

Cedar Park continued to grow as a neighboring community to Austin all the way until the late 1900s. In the late 80s, as Austin was attempting to annex neighboring communities, Cedar Park was incorporated, and officially became one of the largest suburbs to Austin. In 1990, the population of Cedar Park was approximately 10,000. Due to its proximity to Austin and Austin's booming growth, by the last census, the population had grown to over 90,000.

Camp Swift, Texas (unnamed copyrighting)

Camp Swift, Texas is a small census designated place, but was once an area consistently teeming with up to 90,000 people are regular basis. The area has a colorful history, filled with military stories, horrific tales of murder, and humorous stories of prisoner escape.

Camp Swift, about 30 miles east of Austin, was established in 1940. While Pearl Harbor was a surprise to most, the US government had actually been prepared for some sort of attack, and as early as 1939 were already preparing for war. It was in this mindset that can't Swift was created. It was created and designated it as a camp in 1940, but work cannot begin on building the facilities until 1942. At that time the nearly 3000 buildings were constructed from scratch and only 140 days, at a cost of almost $25 million.

Initially, the camp was solely a training facility for infantry, but slowly took on more roles. A large number of combat medics and nurses were also trained here. Due to this fact, there was a shortage of nurses for all the area hospitals that lasted until well after the war. During these times, the area was driving with activity, but did not reach its full potential until later in the war when it also tells a prisoner of war camp for captured German and Russian soldiers.

Soldiers being trained here were regularly bussed to Austin, and as a result, a thriving transportation business was created here and still remains. The Kerrville Bus Company had an exclusive contract to bus the soldiers back and forth between camp swift in Austin, and made record profits doing so.

Some of the more colorful tales of the area come as a result of the prisoners and detainees located at the camp. At one point, a group of German detainees donned suits, stolen from their guards, and boarded a hot air balloon, in an attempt to escape. These detainees received an excellent aerial view of the infantry training before crashing their balloon and being captured. In one instance, a German soldier escaped and ran, only to be sent to the hospital with a dog bite on his bottom, due to the fact that a dog had smelled the piece of bologna that he had hidden in his back pocket. More bear seeing for the soldier was the fact that this dog was a German Shepherd.

In 1942, there was a grisly murder at the camp. One of the camps trainees, George S. Knapp, was known for having mental problems, and prior to being drafted was a resident of the mental facility in St. Paul Minnesota. On one of his leaves, he stole a commander's car and drove to Austin. However, shortly outside of camp he encountered a girl walking home from school. The offered to give her a ride, but when he refused to take her home, she began to become hysterical. In an effort to silence her, Knapp strangled her and dumped her in a field. He was quickly cut and confessed to the murder, and shortly after was court-martialed and sentenced to be executed.

Can't Swift is still a National Guard facility and small-town. As of the last census taking, there were about 4000 residents in the area.

Burnet, Texas (unnamed copyrighting)

Burnet, Texas is a town right with history, some of which could be taken directly from the pages of a classic western novel. While being a relatively small town with a population of only 5000 people, it is nonetheless a town with heritage and a community of people who are very proud of that history.

Burnet, Texas was not always Burnet, Texas. In fact, it didn't start out as a town at all. In 1847 a division of the Texas Rangers set up shop in what would later become Burnet Texas and established a station for the sole purpose of protecting local settlers from outlaws and Indians. The station found no small level of success and as a result, in 1849 it was selected to become a federal fort and was named Fort Croghan.

In 1852, and surrounding area was gaining new settlers and numerous small towns were popping up, so they established the area as a county, and named it Burnet. When the county was established, a town was created at Fort Croghan, named Hamilton, after John Hamilton, a local landowner and employer. Later that year a post office was established in town and shortly thereafter became the county courthouse.

Hamilton continued to prosper and grow, but in 1857, a group of residents began to petition for a name change. They did not like the fact that there was another town in Texas also named Hamilton and felt straight, and felt that the town should be named Burnet as well, in honor of David G. Burnet, the first provisional President of the Republic of Texas. In 1859, the Austin in Northwest railroad set Burnet as the railhead to the area to the west, and the population skyrocketed because of this. Burnet continued to grow steadily until 1892 when the railhead was moved farther west to Llano. From this point onward, Burnet would be a farming and livestock center, and the population would decline until reaching the steady level it is at today.

Burnett has other claims to fame as well. Three miles outside of the city is a marble quarry that was owned by Samuel E. Holland. A large block of the marble from his quarry was shipped to Austin as a gift and was later sent to Washington DC, where became one of the parts of the foundation for the Washington Monument.

Burnett was officially incorporated as a city in 1933. The population at the time was approximately 4000 people, and since that time has maintained a relatively stable level of population.

Brushy Creek,Texas (unnamed copyrighting)

Brushy Creek, Texas is a small census designated place in Williamson County Texas, outside the Austin area. It has gone through some small periods of growth, but typically has followed them up with relative periods of decline in population. As of the most recent census, Brushy Creek as a town itself had only 50 residents, although the surrounding countryside that makes up the census designated place is comprised of over 15,000 people.

Brushy Creek was initially settled in the early 1840s. No one knows for sure the names of the initial settlers, but it is known that this group of settlers immigrated to the area in a wagon train from South Carolina. The area they came from, coincidentally, was Brushy Creek South Carolina, and this accounts for the fact that not only the town, but most of the surrounding streams are named Brushy Creek.

By 1858, the community had grown to a size of approximately 300 people, and started building some community buildings, some of which are still there, and are designated as Texas historical landmarks. Most notable were the combination one room school house and church, and the Olive Branch Cemetery. The cemetery can still be visited, and graves dating back to 1856 can still be seen.

As the surrounding areas began to be settled, Brushy Creek began to lose some of its residents to the neighboring communities. This was a trend that continued all the way until the 1940s. New residents would arrive, but at the same time more would leave.

For small time in the 1940s, this changed. Because of this change was the discovery of oil throughout the area. For the next 20 years, as wells were placed, and the will was harvested, the population of the actual town increased to over 300 residents for the first time in over 50 years. However as the oil wells tried up in the late 60s, the population began to decline again.

Brushy Creek, while being a small town, is a desirable area to live for those hoping to stay moderately close to Austin without having to live in a city. As a result, the town and the surrounding area have been largely unaffected by the recent housing crisis and recession. The median income in the area still remains far above national averages at $85,000 a year, and the average home price has maintained a constant level right around the $150,000 mark.

Bee Caves, Texas (unnamed copywriting)

The city of Bee Cave had humble beginnings, and was nothing more than a small rural community for over 140 years. What started as an alternative to the city living of Austin slowly became a popular area to live and later successfully fought against annexation by Austin to become its own incorporation.

In the early 1850s, a man named Dietrich Bohls decided that Austin was becoming too large a city for him to comfortably raise children. The booming metropolis was quickly growing and as of 1850 had reached a booming populace of 900 people. Bohls realized that he would need to move from the city in order to give his children the upbringing he desired for them. This would be the beginning of a tradition of resisting the control of "big government" that has stayed with Bee Cave ever since.

When Bohls made this decision lands west of Austin were still teaming with Indian activity. This meant that there were a few settlers willing to relocate to this area, and as a result, it was relatively free of people living there. Bohls realized that this was exactly what he was looking for and set out to make a new home for his family.

By the mid-1860s, western Travis County was becoming a very popular place for people to avoid having to live in a big city, but still being close enough to one to reap its benefits. Upon seeing what Mr. Bohls and done to clear the land and make an idyllic setting for his family, a number of families decided to settle around him, creating the first incarnation of the small town that Bee Cave would become.

In the 1870s, Bee Cave is had grown large enough to become an attraction to entrepreneurs. Carl Beck arrived in the community and open to general store on what is now the crossroad of State Highway 71 and Hamilton Pool Road. Travelers coming to and leaving Austin regularly stop here to change goods, get information, and mill cotton. The success of Mr. Beck's general store led him to open a cigar factory and a cotton gin. The successful endeavors again increase the size of a small town and pave the way for a United States Post Office to be opened in the community.

Along with the creation of a Post Office came the need to come up with a name for their town. The area was lined with multiple hives and colonies of Mexican honeybees. Around the creek surrounding Mr. Beck's home, there were large numbers of these hives, which the locals referred to as caves. On a whim, Beck decided this would be a fitting name for their town, and named the post office "Bee Caves". His small joke turned out to be quite fitting and stays with the town even now.

Bee Caves stayed and are incorporated small community for the next 110 years, happily considering itself a small, rural suburb of Austin. However in the 1980s, Austin started a campaign to annex the surrounding communities. Some communities took this in stride and look forward to becoming a part of the thriving city, but Bee Caves took pride in its history of resisting the government of Austin, and began a campaign to convince the state government to incorporate its village.

The fight was not an easy one, but through the hard work of some impassioned local residents, and the refusal to give up and simply be annexed, Bee Caves got its wish. In 1987, Bee Caves was successfully incorporated, and officially resisted the annexation.

Anderson Mill, Texas (Unnamed copywriting)

Anderson Mill, Texas is a unique little town with a surprising history. This town was started as a form of support to the Confederacy in the Civil War, progressed into a mill town, fell out of existence, and re-emerged in the late 20th century to become a quaint suburb in the Austin, Texas area.

Anderson Mill was founded by and is named after Thomas Anderson. In the late 1850’s, Anderson immigrated to the Austin area from Virginia in order to open a mill. He settled on an area on Cypress Creek, about 16 miles northwest of Austin and opened operations.

The mill was originally a black powder mill, making gunpowder for the Confederate Army. The Mill continued in this function until the end of the war, when Anderson converted it to a gristmill. He continued operation of the mill until 1884, and during this time also operated a cotton gin on the location. The town was comprised of the mill’s workforce and totaled about 30 people.

In 1876, a post office was opened in the small town, and Anderson himself was the acting postmaster. The small mill town continued along until the development and rise of steam-driven mills and cotton gins forced the mill out of business. In 1884, the mill and the post office were closed, and most of the residents moved to the neighboring town of Duval.

The town disappeared, and didn’t come back for almost a hundred years. In 1936, a historical marker was placed on the site of the original mill, but it was just a historical location until the late 1900’s.

As Austin began to experience rapid population growth in the late 20th century, many neighboring areas began to see a rise in population as well. What was originally its own small mill town became a small suburb of Austin. The Census Bureau designated it as a town and the population began to rise. In 2000, there were 8,953 residents of Anderson Mill.

On December 31, 2008, Anderson Mill finally lost its status as a town and was formally annexed by the city of Austin. What started as a small mill town turned into a small suburb, and finally became a part of a large, thriving city.

Home values in the Anderson Mill area have maintained a moderately stable level, despite of the recent housing crash. The median home value is about $158,000, which is slightly higher than the national average.

But, for those who find it terribly difficult to fall to sleep, how to overcome insomnia is one of the most important lesions that can be learned.

Nothing refreshes some one more than a good night’s sleep. The troubles of the day are wiped out and a refreshed mind wakes ready to take on the challenges off a new day. It takes up a third of our life and provides comfort and joy to almost every one of us. But, for some people, it is particularly more difficult to obtain. For these people, those trying to overcome insomnia, sleep becomes an obstacle, and unobtainable desire, taunting them all night and throughout each day.

Regardless of what you may think, the mind will get the absolute minimum amount of sleep that it needs to continue to function. No one has ever died from lack of sleep. When you are up all night, tossing and turning, it is easy to look back on the night and feel like you never got any sleep at all. In all likelihood, you did, in fact, have small fitful bouts of sleep, as your body simply will not go without it. But, the problem is that the absolute minimum amount of sleep needed for your body to function is no where near as much as you need to get in order for your mind to function well.

For people suffering from insomnia, the effects become apparent within a matter of days. Focusing on daily tasks becomes very difficult, almost impossible. Slow periods throughout the day will lead to unwanted and sometimes dangerous small naps. The small periods of wakeful dreams lead to even more confusion, and suddenly, even minor tasks required to function become too much to effectively handle.

For these people, the question of how to overcome insomnia is no longer a passing thought, but a question of dire importance. The problem, however, is that it is not a question that can be easily answered.

Each individual’s cause for loss of sleep is always going to be unique, and because of this, it becomes impossible to solve everyone’s problem with the same solution. If you are a sufferer of insomnia, you are going to need to consult a sleep professional and first determine what the underlying cause of your insomnia is.

Pink Laptops (Unnamed Copywriting)

When computers were first introduced to the buying public, there were nothing more than a new gadget. Slowly, they started to gain some usability and started to morph into tools for the family to use. In those days, a computer was merely a gadget, and the design of the early computers showed this. Computers were drab and without flash, and were there only to serve their function. But, as technology has advanced, the computer has become a part of how we each identify ourselves, and it is important to find a computer that best expresses our personality.

As laptops become the major form of computing, all kinds of design elements become possible, and more importantly, become a necessity. Most people will carry their laptop with them everywhere and will be seen with it. A pink laptop computer is going to say a lot more about its owner than a drab black one will.

Pink laptop computers are relatively new products. Even as design features of computers started increasing, it was hard to find brighter and more colorful ones. Pink laptops were only seen if they were custom created by the owner of a regular, drab laptop.

However, in today’s wide reaching world of laptops, it is no longer impossible to find any design feature that you want for your laptop. You can get custom graphics put on the back of your laptop. You can get your name printed on them. Cartoons and animations are also widely available. And, of course, whatever color you are looking for is certainly there. There are computer companies out there who are offering any hue of laptop you can think of, and then even letting you come back and put graphics on afterward. These companies understand that your laptop has become a part of what defines you.

The days of no choice are over. You no longer have to choose between silver, black, or white. Whether you are looking for a yellow laptop, a pink laptop, or even a pastel laptop, if you look hard enough, you will be able to get exactly what you are hoping for.

Pest Control (Unnamed Copywriting)

There are thousands of products available for you to try to rid your house of pests on your own. From roach hotels to rat poisons, you can find a product in your local grocery store designed to attack almost any kind of pest. This leads a lot of people to believe that they have the capability to handle any level of infestation on their own, but the fact remains that certain pests are going to be too persistent for you to rid them from your house without the help of a pest control professional.

There are many different pests that can arrive in your home that are there to “test the waters”, so to speak. If you can catch them fast enough, it is highly likely that you can eliminate the problem using simple store bought pest control devices. The problem, however, is that most pest infestations occur completely out of your site and without your knowledge. In most instances, by the time you have noticed a pest running across your kitchen floor, there is already a thriving colony established in your walls and in your floors.

Trying to attack these massive colonies of pests with a can of raid is going to be completely ineffective. You will find a small level of success, and see the carcasses of the dead pests around the area that you have treated, but it is going to be impossible for you to effectively get any agents to the heart of the colony itself, and as a result, you will be in a constant struggle with the pests for months and months.

It is different everywhere. In Miami the problem is with Palmetto bugs, in New York it is rats, Des Moines Carpenter Ants, and Cleveland it is field mice. In localized area, the pests are just too numerous to have any level of success in combating them on your own. It is certainly a good idea to have the store bought anti-pest products readily available in your home for backup measures and for follow up treatment, but if you want to rid your home of these pervasive pest colonies, you will simply be ineffective on your own.

Once you have a colony of pests that has infected your home, it can feel like you can never get rid of them. The constant battle can weigh on you and really make you question what your options are. Finding a good pest control agent will eliminate all of this worry and get you back into a pest free home.

Garage Floor Coverings (Unnamed Copywriting)

A good garage is a man’s castle. It is a place to store a man’s most prized possessions, the modern den, and a place of escape. The modern man’s weekend home base is the garage. In order for this room to live up to its true potential, however, garage floor coverings can not be overlooked.

If you haven’t gone through the process of renovating a garage and seen the instant transformation that comes from good garage floor coverings, then it is hard to fully explain to you how effective they actually are. There is a different type of garage floor covering for every task you would need it for, but they all have one thing in common: they will drastically change the look of your garage for the better.

If you have done everything right, you’ve already put the thought into the areas that you need to allot for your cars. You have already researched a purchased the right garage storage system. However, if you have not put the effort in to researching garage floor coverings then you are selling your garage short.

A lot of times, people are hesitant to put the money into a good flooring system for the garage because they think that they are just going to ruin the flooring by driving on it, scuffing it up with yard tools, and staining it with oils and other auto fluids. What these people do not realize, however, is that these flooring systems are designed specifically to resist all of these things. In the same manner that a good garage storage system is designed differently than your kitchen cabinets, a good garage floor covering is designed a lot differently than the vinyl flooring you are putting in your kitchen.

These floorings also accomplish a lot more than just prettying up your garage. Most of them are composed of a lot more than just the heavy duty, high test paint, but also of granular devices of some sort that are added to the paint. These paint additions serve two functions. First, they give the floor covering a much better look, and second, they offer raised ridges for the purpose of much better footing. In the end, if you have applied a good garage floor, it will look nicer, give you better traction, and be considerably easier to clean.

If you are looking to renovate your garage and make it a place that you enjoy spending your time, and feel proud to have your tools and cars stored in, you really can not overlook garage floor coverings.

Rental property Insurance Quote (Unnamed Copywriting)

When you make the jump in to the world of real estate investing you will soon find out that it is not as simple as a lot of the get rich quick products will have you believe. There are a large number of expenses that you simply could not know about if you have never invested in real estate before. Some of these expenses are fixed and there is nothing you can do to affect them, and some of them are not. One of the most overlooked tasks for a new investor, however, is searching around for a good rental property insurance quote.

What a lot of real estate investors, especially new ones, have found out is that mortgage loans for bad credit are no where near as accessible as they once were. It used to be relatively easy to get a borrower with a 500 credit score approved to purchase a renovated home. However, in today’s crippled lending world, the guidelines have become tighter than they have ever been in the past. Because mortgage loans for bad credit simply aren’t there anymore, a lot of investors have realized that the most profitable way to rehab a house is to hold on to it and become a landlord.

This is likely an intelligent move, and one that will bring increases in monthly cash flow. The problem, however, is that coupled with the switch to holding on to a house from simply flipping a house is a dramatic increase in costs and expenditures. A new landlord has choices in almost all of these costs, however, from where to buy replacement materials to shopping around for the best rental property insurance quote.

A very common mistake that a lot of new investors make is that they don’t even look to any different insurance agencies for a rental property insurance quote. The assumption is that the homeowner’s insurance company that they currently use for their home and likely their auto will be the best option as well for their investment property. In some cases this turns out to be the truth, but in most it just is not.

Different insurance agencies specialize in different areas of insurance, and as a result are able to write larger numbers of policies of their particular specialty. Due to the fact that they are sending larger volume to particular niche products of insurance, they are also able to receive better pricing on these policies as a reward for the increased volume. So, it always makes sense to at least shop around to ensure that you are not throwing away money on the monthly insurance payment.

Moving into the world of real estate investing can be a daunting task. There will be surprises around every corner, and the costs can sometimes be shocking. But, if you are doing everything you can to whittle away at each cost, like shopping around for the best rental property insurance quote, you will be putting yourself in a better position to succeed.

Baseball Cleats 3 of 3 (Unnamed Copywriting)

Whether you are playing in a pick up softball league or an organized team baseball league, if you are interested in taking your play to the next level, it is imperative that you give your self every advantage available. It can be commonly overlooked, but buying the right baseball cleat can be the difference between mediocre playing and performing at a consistently high level.

For a lot of players, purchasing a pair of baseball cleats is almost an afterthought. They have no hesitation spending top dollar on the right glove, batting gloves, and bats, but for some reason, the shoes just don’t seem as important to them. In reality, however, the baseball cleat is one of the most important pieces of equipment for a baseball player.

Regardless of what position someone plays, or what aspect of the game they are partaking in, every bit of the action starts and stops with the baseball cleat. A pitcher needs the best traction in order to dig in a throw his or her best pitches. A fielder needs to be able to quickly start in order to get to a ball, and it is of the utmost importance that they can stop and quickly change directions in order to get a ball thrown for an out. Try running, stopping, turning, planting and throwing on the dirt of the infield in a bad pair of cleats and you will realize how important they are. Outfielders can gain precious seconds at the beginning of their chase to field the ball if they have the right cleats on. And, of course, it can not be stressed enough that the majority of your power in batting is going to come from a good plant and follow through, which are both going to be helped by a good set of cleats. Overlooking the right cleat is simply the costliest mistake you can make, in terms of performance.

It doesn’t take much time to do the needed research and come up with the best cleat for you. You need to simply consider three areas: comfort, fit, and grip. It is important that you get a shoe that has the modern technologies and innovations available to athletic shoes. Shock absorbers and advanced cushioning will offer better performance and will also cause considerably less pain to your feet.

You need to find a shoe that fits snugly. Loose shoes will not only cause discomfort and likely lead to blisters, but will also lead to decreased performance. It is better to be a half size too small than to be a half size too big.

Finally, you need to know what your league allows for cleats. Metal cleats are always going to offer better performance, but will also be much more dangerous. Sliding into base with a foot full of sharpened spikes carries a lot of danger. Because of this, a lot of leagues will only allow plastic or rubber cleats. In these instances, always opt for the plastic cleat unless you are playing on turf.

If you make the right decisions regarding your baseball cleat, you will be putting yourself in the position to play better. Just like your glove and your bats, your cleat needs to be researched and needs to fit to you and your playing style.

Baseball Cleats 2 of 3 (Unnamed Copywriting)

There are a few different types of baseball cleats, and it is important that you do a little bit of research to decide which is best for you. You are going to need to determine what your performance needs for the cleat are going to be and you will also need to figure out what your league rules allow for. Finally, you are going to need to determine what type of field conditions you expect to be playing on in order to know what the best cleat to buy is going to be.

Basically, you are going to have three options, in terms of what type of actual cleat the baseball shoe you buy will have. You can buy metal cleats, molded cleats, or a shoe that has custom or interchangeable cleat systems. Each has its role and it is important to know what your intentions for the cleat are before you can purchase the right one.

Metal cleats are the choice of the professional, and there is a reason for that. Metal cleats can be sharpened and adjusted to allow for the best available grip and traction, regardless of the field condition. These cleats are more durable and will last much longer, but carry with them a much higher level of risk. The flat out fact is that they are dangerous. Wearing metal cleats is basically like walking with small daggers attached to your feet. Where this really comes in to play is when a runner is sliding. A foot first slide in metal cleats can be a very dangerous situation for a fielder covering the base being slip into. For this reason, a lot of amateur leagues will ban the use of metal cleats, and even some high school and college leagues, so it is important to find out first if they are allowed before you decide to purchase them.

For parents looking for a safer cleat for their children, or for athletes playing in leagues where metal cleats are banned, molded plastic cleats can be a good option. Technology has really progressed in the area of plastic cleats. Unlike the molded plastic cleats of ten years ago, the plastic cleats of today can actually be quite effective, and there are a lot of different options available. They will not perform quite as well as a metal cleat will, but you will not lose much, and more importantly, you will gain quite a bit of safety.

For players who will be playing in multiple leagues or who want the absolute best performance, regardless of field conditions, the best cleat option is going to be to buy a shoe with an interchangeable cleat system. These shoes make it possible to substitute not only metal for plastic cleats, but also different lengths and shapes, so that you can be prepared for mud, dry weather, plastic only leagues, or high performance metal. The obvious downside to these cleats is that they are typically more expensive, but if you are playing very regularly, it may very well be worth the extra money.

If you know what your needs are going in to the search for new cleats, it will not be hard to come up with the correct pair. Just know your league rules and the types of conditions you will be playing and you will be able to get the pair that is best suited for you.

Baseball Cleats 1 of 3 (Unnamed Copywriting)

Buying the right pair of baseball cleats is a difficult task. There are so many different cleats out there that your search for the right pair can be confusing.

A lot of players overlook the importance of buying a high quality pair of cleats. These same players will spend large amounts of money buying the best glove and the best bat, but somehow think it is all right to skimp on the purchase of cleats. However, if your intention is to play your best game, you are going to need to have the best equipment, from head to toe.

There are three main areas to investigate before deciding on the right cleat. You need to look for grip, comfort, and fit. A cleat that feels great but gives no traction will be a waste of money, while at the same time, a cleat that grips well but hurts your feet will do you no good either.

When considering grip, it is important to look at the actual cleats themselves. There are many different options for style of cleat, and it is important that you try a few out before you make a final choice. It is tempting to look to a molded plastic cleat, mainly because they are considerably less expensive, but it is important to remember that you are going to have less control of the cleat, and more importantly, they are going to be less reliable, and more likely to need full replacement sooner.

Metal cleats offer a couple of advantages over plastic ones. Most of the time, the individual cleats themselves will be interchangeable, which will offer you a lot of advantages. The versatility that comes along with being able to swap out different styles of cleat on the same shoe will lead you to have consistent performance, regardless of the condition of the field. On muddier, softer fields, you can swap out for longer, wider cleats. On drier days, you can swap out for smaller, sharper cleats that will be able to still offer you the best grip and traction.

Comfort is another very important aspect of the shoe. Lower end baseball cleats will not utilize any of the modern shoe technology. Again, it can be tempting to opt for a shoe that has no specialized cushioning or air support in it, due to the fact that it will be a much more inexpensive cleat, but remember that you are going to perform better if your feet are getting the proper support.

Finally, it is important that you take the time to try on a shoe or two from each of the major manufacturers. These companies do adhere to sizing standards, but are still made in different factories and designed by different people, so a size 9 Nike will not fit exactly the same as a size 9 Mizuno. You need to try a couple from each company and determine which company’s fit is best for your foot.

If you follow these three steps, you will seed that buying the right baseball cleat is not as difficult as it once seemed. More importantly, however, you will also see increased levels of performance from before.
